Q. What is the difference between a modular home and a double wide or manufactured home?


Our homes are built in sections, however that is where the similarity ends. We use the highest quality materials and conform to the International Residential Code (IRC) as well as any local municipal codes, just like site built homes. What’s more, our homes are built to appreciate and viewed the same as site built homes are by banks, mortgage companies, appraisers, and insurance companies. On the other hand mobile homes, also known as manufactured homes, are built to the HUD Code and are built to a lower code for overall construction.

Q. What is a modular home?

Modular homes are constructed inside and then moved to the site location. We are able to provide a superior alternative to the traditional construction experience using our four decades of building knowledge, a state-of-the-art facility and our experienced craftsmen. The delays that occur with site construction from weather, subcontractor or material delays are eliminated with our building system.

Q. Can you customize when building a modular home with Heritage?

Absolutely you can customize our modular homes! All of our custom built homes are tailored to meet you and your family’s wants and needs – whether that means working off one of our plans or starting from scratch – we are able to design and build your dream home. Our proven system allows us to work efficiently while delivering precision craftsmanship with access to an unparalleled selection of materials and options – guaranteeing that each home is as unique as it’s owner. Unless you were there to see a Heritage Home delivered and assembled, you would never guess that it’s been built using modular sections.

Q. How long does it take to build a modular home through Heritage?


A.
After your floor plan and exterior elevation is completed, materials will be ordered and the modular sections will be ready to make their approximately six week trip through our facility. During this time, your builder will complete the foundation and any rough in plumbing, and electrical work and prepare for the modular sections to arrive. Your home will be scheduled for delivery  to your site as soon as it leaves our facility. Weather conditions may affect this timeline.

We’ve developed relationships with the suppliers we can trust to provide us with on-time deliveries and volume discounts that get passed on to you. As a result, we are proud to offer great products, which include Moen Faucets, Seagull Lighting, Kwikset Locksets, Kohler Brand Whirlpool Tubs, CertainTeed 30 Year Shingles, Gerkin Comfort Series Windows or Pella Windows, CertainTeed Vinyl Siding, LP SmartSide Siding and many others.

Q. Can you choose your trim and cabinets in a Heritage modular home?

We are proud to build your custom cabinetry and woodwork right here in our facility. Our cabinet and finishing system gives you a true custom-built cabinet in the species, stain or paint color, and style you desire. We offer Oak as our standard cabinet species, but knotty pine, hickory, rustic hickory; maple, and cherry are also available. In addition, four-sided, dove tailed drawer boxes come standard on all Heritage Homes kitchen cabinetry.

Q. What is the insulation R-Value of a Heritage modular home?


A.
We build to the International Residential Code (IRC) and local municipal codes which will determine the minimal R-Value of your insulation, of course you do have the option to increase this R-Value.

Q. Do modular homes cost less?


A.
When buying a Heritage Home, you are making an investment that will benefit you for years to come. Q. How much does a modular home cost by square foot?


A.
You are the designer, you control the costs. Your Heritage Builder will help you design a home that will fit your needs, desires and budget. More importantly you get a GUARANTEED FIRM PRICE. Your cost per square foot will vary largely based on three factors that include:

  1. The total square footage (larger homes = lower cost per square foot) and the features you design into your home.
  2. The style of home. Each style of home, from ranch to two story will vary.
  3. The amount of custom features you design in your home.

Q. Can I bring my own floor plan?


A.
Yes. Our floor plans offer you some inspiration to determine what you would or would not want in your home. Add or subtract bedrooms or bathrooms, replace a bedroom with an office, and create outdoor living spaces. Change the exterior style of the home by selecting window styles, roof lines, siding color, and material, or change the size of a porch to create desired curb-appeal. All of our homes are custom built and tailored to meet you and your family’s wants and needs – whether that means working off one of our plans or starting from scratch – we are able to design and build your dream home.

Q. Who should I contact about financing a modular home?

A. Our homes are financed through conventional mortgage lenders, just like site built homes.

Q. What does an Energy Star Certified Home mean?

 

A. Your custom home is built and designed to the highest energy specifications and inspected at various times during construction by an independent HERS (Home Energy Rating System) Inspector for Energy Star Certification. The HERS score takes into account geographical location, climate data, square footage of the home, number of floors, foundation type, and insulation properties. Equally important window and door properties, equipment and sizing specifications,  mechanical ventilation, and air change/infiltration rate all affect the HERS rating.

Energy Star Certification ensures the accurate sizing of the heating and cooling system as well as an initial HERS (Home Energy Rating System) assessment during the design phase. Finally, an on-site Energy Star inspection and blower door test to certify a final HERS rating for your home after completion.

A. Our homes generally receive a 5 Star Plus rating with a HERS Index between 30 and 60, compared to the 100 rating of a standard conventionally built home.

A. No because of the additional required construction steps to meet the guidelines, very few all builders choose to incorporate Energy Star Certification into their building practices.

Q. What kind of heating and cooling system is used to achieve low energy costs?

 

A. The HVAC system is sold and serviced by a local source in order to provide you with the customer care you need, however, our Heritage Home Builder helps you to choose the fuel type and style of system that best fits your needs and your lifestyle.

Q. Does every Heritage modular home offer a HERS inspection?

 

A. Yes and we use American Energy Advisors to do the HERS Certification.  They are an independent firm who specialize in HERS rating and Energy Star compliance.
